New Arts District Parking Garage Updates and Parking Changes Explained

The City is making important changes around the new Arts District Parking Garage located on 3rd Street and Casino Center. These updates will affect parking availability on Imperial Avenue, especially during the evenings from Sunday through Thursday. If you frequent the area, understanding these changes will help you plan your visits and avoid parking hassles. This post breaks down what to expect during the next six weeks as the City begins the "off sites" phase of the project.

What Is Happening with the Arts District Parking Garage Project?

The City has been developing a new parking garage to support the growing needs of the Arts District. This garage is situated at the intersection of 3rd Street and Casino Center, a prime location for visitors, residents, and workers in the area. The goal is to provide more parking spaces and ease congestion on nearby streets. The first floor will be available for lease to businesses as retail/restaurant/services.

Now, the project is entering a critical phase called the "off sites." This phase involves closing portions of parking along Imperial Avenue during specific times to allow for construction and related work. The closures will happen Sunday mornings through Thursday evenings, but parking will re-open on at least one side of the street on Fridays and Saturdays.

What to Expect During the Next Six Weeks

The "off sites" phase is expected to last about six weeks. During this time, the City will close sections of parking on Imperial Avenue in the evenings. Here are the key details:

  • Days affected: Sunday through Thursday evenings

  • Times: Evening hours (exact times may vary; check local signage)

  • Parking availability: At least one side of Imperial Avenue will remain open on Fridays and Saturdays

  • Duration: Approximately six weeks from the start of the closures

This schedule means that if you plan to visit the Arts District during the week, you may need to find alternative parking or use the new garage itself. On weekends, parking should be more accessible with one side of the street open.

Tips for Finding Parking During the Closure Period

Here are practical tips to help you navigate parking during the six-week closure phase:

  • Use the parking apps: Flowbird and ParkWiz can help identify other parking areas.

  • Use the online interactive map: Check out the online map here for parking lots.

  • Arrive early: Evening events may draw more visitors, so arriving early can secure better parking spots.

  • Check for street signage: Pay attention to temporary parking signs indicating closures and allowed parking times.

  • Consider alternative transportation: If possible, use public transit, rideshares, or bike to the Arts District to avoid parking challenges.

  • Share rides: Carpooling can reduce the number of vehicles needing parking spots.

By using these strategies, you can avoid frustration and enjoy your time in the Arts District.

Why the City Is Closing Portions of Imperial Avenue Parking

Closing parts of Imperial Avenue parking is necessary to complete the construction safely and efficiently. The "off sites" phase involves work that cannot happen while cars are parked along the street. This includes:

  • Installing utilities and infrastructure

  • Moving heavy equipment safely

  • Finalizing connections between the garage and surrounding streets

These steps are crucial to ensure the new parking garage integrates well with the neighborhood and meets safety standards. Though temporary, the closures help speed up the project and reduce long-term disruptions.

We will be sending out more updates as we hear of them
